Linen turnover built around your changeover window

A guest checks out at 10am and the next one arrives that afternoon. In between, every bed needs stripping, every towel needs washing and drying, and the rooms need to look like nobody has stayed there. The laundry is usually the part that takes longest and causes the most stress. Our Airbnb and short-stay linen service takes that off your plate: we collect the dirty linen, wash and fold it with commercial equipment, and return it ready for the next booking.

We work with hosts, property managers, and turnover cleaners across Logan, Ipswich, and Brisbane South. This is the same commercial-grade washing we provide through our bedding and linen service, organised specifically around the timing pressure of back-to-back stays.

What we wash for short-stay properties

A single changeover for a three-bedroom property can mean four sets of sheets, a dozen towels, bath mats, tea towels, and sometimes doonas or blankets. We handle the full range:

• Bed linen: fitted sheets, flat sheets, pillowcases, and duvet covers, washed at hygienic temperatures and folded for fast bed remaking
• Towels and bath mats: bath towels, hand towels, and bath mats washed to come back soft, fresh, and free of the musty smell guests notice
• Doonas and covers: quilts, blankets, and protectors handled in commercial machines built for bulky items
• Optional pressing: flat sheets and pillowcases can be ironed for a crisp, hotel-style finish through our ironing service

How fast is the turnaround?

Standard turnaround is 24 hours from collection. For properties closer to our New Beith base, next-day return is routine, and same-day is available when linen is collected before 9am. The key is your booking calendar: tell us your changeover days in advance and we schedule pickups so clean linen is back before the next guest arrives. For back-to-back bookings with no overnight gap, we recommend holding spare linen sets so a clean set is always on hand while the used set is with us.

Recurring scheduled pickups for hosts and managers

Most hosts do not want to rebook every week. We set up a recurring schedule that lines up with your turnover pattern, whether that is two changeovers a week or daily during peak season. Our pickup and delivery service runs Monday to Saturday across our coverage area, so your cleaner can strip the beds, load the linen into bags, and leave them at the door for collection. You do not need to be at the property.

If you manage several properties, one schedule can cover all of them. As volume grows, the same per-kilogram rate applies, which keeps your costs predictable. For larger portfolios we treat the work as commercial laundry with the same $5.50/kg pricing and volume discussion available for high, regular volumes.

What it costs

Short-stay linen is priced at our standard wash and fold rate of $5.50 per kilogram, with a $60 minimum per pickup and a flat $12.50 delivery fee per trip. There are no per-property surcharges and no lock-in contracts. A typical two to three bedroom changeover runs around 5 to 8 kg of linen, so most single-property hosts reach the minimum by bundling a few turnovers or a larger property into one pickup. Handling peak periods

School holidays, long weekends, and event weekends compress your changeovers into tight windows. We plan for it. Let us know your peak dates ahead of time and we lock in the pickup and return slots you need so a busy fortnight does not become a linen shortage. Booking the schedule in advance is what keeps turnaround reliable when demand spikes.

Linen that is not owned by the guest

The linen we collect belongs to you, the host or property manager, not the guest. That is exactly why a labelled, per-property system works: your cleaner bags the used set, we wash and fold it, and it returns to the same property. If you run multiple properties or supply linen to several listings, we can tag each property's items so nothing gets mixed between sites. We do not handle guests' personal clothing as part of a changeover; this service is for the rental's own sheets, towels, and covers.
